it depends.. most "turnkey" sites are just sites people build and develop and they sell it for 100 times more than what they are worth...

if you are going to buy or are serious about inquiring a site for sale do the following things:

check out its search engine position on few keywords
organic traffic (traffic generated from searches and just drop bys.. not ads)
how much they spend a month marketing
cash flow
how long have they been up
any subscribers
returning customers/clients
just a few things to watch out for
